Affordable custom plan options
These are the confirmed indicative price ranges for the service tiers below. Your final fee depends on the agreed scope and deliverables. We will confirm the exact total in writing before you pay.
- Preliminary floor-plan concept: KSh 3,000–5,000. An initial layout concept with the scope and any included revision agreed in advance.
- Limited-scope custom floor plan: KSh 5,000–10,000. A tailored floor layout with deliverables and one agreed revision specified in the written quote.
- More detailed custom house-plan package: KSh 15,000–20,000. Available only where the requested scope can be responsibly delivered within this budget. The exact drawings, revisions and professional services included will be stated in the quote.
These tiers are not automatically approval-ready architectural or structural drawing packages. Technical drawings, statutory approvals, site visits, specialist services and third-party professional fees are included only if explicitly listed in your written quote. We will not quote above KSh 20,000 for these standard service tiers; if your project needs more, we will discuss a reduced scope or explain the limitation before you commit.

Construction quotations and BOQs
Share your project location, house type, approximate floor area, available drawings, finish level and target budget. We will review your requirements and confirm whether a preliminary estimate or a separately scoped quotation is appropriate. Detailed bills of quantities should be prepared or checked by an appropriately qualified quantity surveyor.

Payment terms
- We confirm the scope, exact total price, deliverables, included revisions and delivery schedule in writing before payment.
- Full payment of the agreed amount is due before work begins. We do not use a standard deposit-and-balance arrangement.
- Keep your payment receipt or transaction confirmation.
- Online M-Pesa and bank-card checkout is being configured and tested. Until we announce it is live, contact us for payment instructions; this page does not take payment.
- Never send card PINs, passwords or one-time verification codes by WhatsApp or email.
Cancellation, refund, revision and delivery terms will be agreed in writing before payment. Any site visit, county submission, statutory fee or third-party professional fee will be identified in the quote where applicable.
